The question is, are you considering a home in the Sacramento area but don't know where to start? Welcome to the Capital 5th Podcast, hosted by Ben Howard, a California licensed real estate advisor and third generation Sacramento area resident serving you since 2016. I intend to use this podcast as a tool for you to learn more about residential real estate in the Sacramento region. Each week, I'll highlight a community where I'm telling clients that there's the greatest market opportunity. I'll explain why you should consider this particular community and include reasons such as, the number of offers for similar homes or down, sellers are offering more buyer concessions during escrow, less sellers are receiving and accepting offers, or perhaps the average home is taking longer to sell. Then I'll select a home in that community, which is my deal of the week. These homes will be screened to offer the greatest value versus competing homes in that particular community. Next, I'll provide an update on mortgage rates. And finally, I'll discuss an aspect of real estate that I would share with my clients.     This week I am featuring Auburn, a city in Placer County…. Located east of Sacramento, with easy access to Interstate 80…. Auburn has a nice blend of familiar stores such as Home Depot and Best Buy along with access to the American River’s North Fork….Auburn also benefits from It’s location along Highway 49 for those who like to mountain bike…. Auburn is about 45 minutes to the Sacramento Airport…. Also…. most commutes to Sacramento from Auburn are about 45 minutes via Interstate 80….


    I selected Auburn this week because only seven single family homes sold over the past week…. There are now 97 single family homes available in Auburn which is the most July inventory in three years…..


    If Auburn sounds like a community that you would be interested in, then please consider my deal of the week….     This week I am featuring Orangevale, an unincorporated part of Sacramento County. Located just west of Folsom… with easy access to Roseville… Orangevale has a mix of neighborhoods and also rural properties ….Orangevale benefits from its location next to Folsom for parks and shopping.….. Orangevale is about 35 minutes to the Sacramento Airport and 20 minutes to the Roseville Galleria…. Also…. most commutes to Sacramento from Orangevale are about 35 minutes via the freeway….. Sutter Roseville Hospital is about 20 minutes away and so is Folsom’s Mercy Hospital.


    I selected Orangevale this week because only seven single family homes sold over the past week…. There are now 45 single family homes available in Orangevale which is the most available inventory in three years…..

Arden-Arcade has many parks and is located near Sacramento State University…. Arden-Arcade also benefits from its location along the American River with cycling trails, fishing, and walking paths.….. Arden-Arcade is about 30 minutes to the Sacramento Airport…. Also…. most commutes to downtown Sacramento from Arden-Arcade are about 20 minutes and only ten miles….


    I selected Arden-Arcade this week because only 17 single family homes sold over the past week…. There are now 160 single family homes available in Arden-Arcade which is the most inventory in three years…..
