  • The 30-Minute Rehab Scope: Your Blueprint for House Flipping Success
    2025/07/25

    Send us a text

Turning property rehab into a science with a foolproof scope of work system that takes just 30 minutes to create and protects your profits on every project.

    • Creating a solid scope of work (SOW) sets expectations, controls budget, and builds confidence with lenders
    • Organize observations into categories: exterior, interior, and mechanicals
    • Tag each item as Repair, Replace, or Leave to bring structure to gut instincts
    • Focus improvements on what matters: clean, safe home with nice kitchen, bathrooms, and curb appeal
    • Leave some tasks for new homeowners to complete—they'll want to make it their own
    • Use past project costs and trusted contractor input for accurate pricing
    • Always add at least 10% contingency for surprises (there will always be some)
    • Avoid vague language, be extremely specific about what needs to be done
    • If something changes during the project, update the scope document immediately

  • Flip Doctor's Diagnosis: The 6-Point Property Checkup
    2025/07/24

    Send us a text

A systematic property walkthrough separates successful house flippers from hopeful amateurs by helping you spot red flags, estimate rehab costs accurately, and avoid profit-killing surprises. This episode provides a complete six-part inspection checklist that serves as your blueprint for evaluating potential flip properties with confidence.

    • Begin with exterior inspection including roof condition, siding damage, window quality, foundation issues, and drainage problems
    • Evaluate interior structure by checking walls, ceilings, floors, and layout functionality
    • Inspect mechanical systems thoroughly – HVAC, electrical panel capacity, and plumbing are potential budget-busters
    • Pay special attention to kitchens and bathrooms as they drive buyer decisions and renovation costs
    • Don't skip the basement or crawl space as they often reveal hidden problems like moisture and structural issues
    • Look for bonus factors including problematic odors, pest evidence, DIY disasters, and curb appeal potential

If you'd like a copy of my checklist, I'll put a link in the description below so you can download it for yourself.

  • Are You Wasting Time Getting Three Bids for Every Project?
    2025/07/23

    Send us a text

Most aspiring house flippers never get started because they lack a clear blueprint for success. This episode breaks down one critical aspect of the house flipping process: when to follow and when to break the common "three bids" rule for hiring contractors.

    • The three-bid rule helps compare prices, avoid getting ripped off, and keep contractors honest
    • Follow the rule when in new markets, for big-ticket items like roofs and HVAC, and for volume trades like flooring
    • The goal isn't finding the cheapest bid but spotting outliers and confirming the average price
    • Break the rule when you have trusted pros, when time is critical, or for simple scope jobs
    • Standardize your scope in writing and send identical versions to all contractors
    • Pay attention to who shows up and follows up—this predicts their actual performance

If today's episode helped you move one step closer to your first or next deal, follow us wherever you get your podcasts so you never miss a show. I'm grateful to be part of your journey. Now get out there and get cracking!
