  • Tea & Mortgage Podcast #20: John Foley of LifeSize Plans
    2024/08/09

In our 20th episode of the humble little Tea & Mortgage podcast, we have a special guest joining us: John Foley of LifeSize Plans.

John walks us through the amazing and unique services his firm, LifeSize Plans, provides.

    From their website:

Bring your plans and future project to a real life-size experience before you put $1 on construction.

With the use of state of the art integrated projection technology we are able to show your complete project – including upper and lower floors, external landscaped areas, common areas, renders, and more at a ‘true’ 1:1 scale.

You can park your vehicles in the projected carpark and walk around your whole property before taking the next steps into VR/AR/XR. Your whole family, design team, and stakeholders can experience this all at the same time.

We incorporate the use of real furniture and props, as well as partition walls and decorations, to give you the best chance possible of perfecting your design.

We encourage you to push the props around the floor and place them in your rooms, hallways and shared areas, so you can get a true feel of your layout and size.

You may then find that you need more space or that your space is not used to its full potential. You may then also realise that you are overbuilding and can reduce the size of your project, saving yourself thousands of dollars per square meter; but for this to happen you have to walk through the projected design with furniture and measuring tapes and see for yourself – only at Lifesize Plans!

  • Tea and Mortgage Podcast #18: ECB cuts interest rates – but when will Ireland’s banks follow?!
    2024/06/10

Tea & Mortgage w/ John Coleman, Ireland’s favourite mortgage broker would like to sit down with you to share a cup of tea and chat about the state of the mortgage and property market.

In this episode, Irish mortgage broker John Coleman and co-host Norm Schriever talk about the recent decision by the European Central Bank to cut interest rates by a quarter point.

For those who aren’t aware, the European Central Bank cut its key interest rate to 3.75 percent from 4 percent on June 6, the first time it has cut rates since 2019.

The E.C.B. started raising interest rates in July 2022, a few months after the Fed, ending its era of negative rates. The increase, half a percentage point, was the first of 10 straight for the European bank, taking rates to the highest level in the bank's history.

So, today in this episode John talks about the ramifications in the Ireland mortgage market, what affect it may have on home prices and demand, and the possibility and timing of more rate cuts in 2024 and 2025.

Thanks for watch, listening, and sharing the Tea and Mortgage podcast and please contact John Coleman if you have any questions or need help at all!

    2024/05/06

Tea & Mortgage w/ John Coleman, Ireland’s favourite mortgage broker would like to sit down with you to share a cup of tea and chat about the state of the mortgage and property market.

In this Tea & Mortgage podcast episode #17, host John Coleman and co-host have the pleasure of welcoming on a special guest, Suya Sausmikat!

Making her second appearance on the podcast, Suya, talks about the Brazilian community here in Ireland. Of course, Suya is native to Brazil and only came to Ireland about nine years ago. Like many Brazilians, she came just to learn English and get better opportunities, and eventually joined the mortgage industry along with John at JC Mortgages.

Now, she’s one of the preeminent ambassadors and influencers among the Brazilian community in Ireland when it comes to buying a home and the crucial step of obtaining a mortgage.

Recently, Suya was even included in an official report published by the Brazilian embassy here in Dublin that outlines the stats, facts, and demographics around the Brazilian community in Ireland, including housing metrics and trends. The report even directly quoted Suya and made a cool graphic out of it!

So, in this podcast, we talk about a few of the items in that report, the Brazilian community in general in Ireland, how Suya loves helping people from her home country who want to buy a property, and if we should rename this podcast, “Churrasco & Mortgage!”

  • Tea & Mortgage Podcast #16: John in the Sunday Independent & why go to a mortgage broker instead of directly to the bank.
    2024/04/08

Tea & Mortgage w/ John Coleman, Ireland’s favourite mortgage broker would like to sit down with you to share a cup of tea and chat about the state of the mortgage and property market.

In this episode #16, John Coleman of JC Mortgages and co-host Norm Schriever talk about a few important topics and news when it comes to obtaining a mortgage and buying a property in Ireland.

    · It may not be news exactly, but John was recently featured in the Sunday Independent newspaper. Check out his article!

    · Why should a home buyer go to a mortgage broker as opposed to directly to the bank? There are some really huge benefits and advantages to using a mortgage broker, so you’ll want to hear this – especially if you’re a first-time buyer.

    · John covers JC Mortgages’ custom home buying roadmap that he provides for free to anyone who would like to apply or even just get started, and how technology is continuing to enhance that client experience.

    · Did you know that when it comes to mortgage approval, the bank may look at the payments you send home to others as a LOAN or a DEBT and it may actually reduce the amount of mortgage you’re approved for or even disqualify you from a mortgage altogether?!

John also covers a better way to structure sending money home, so it doesn’t jeopardize your mortgage and property buying goals. This is so important so be aware if you’re sending money home.

Enjoy this podcast episode and please get in touch if you need any help or advice about mortgage or buying a property in Ireland!
